  ABOUT THE BUILDER
Helena Area Habitat for Humanity, founded in 1992, is part of a global, nonprofit housing
organization operated dedicated to eliminating substandard housing through constructing, rehabilitating, and preserving homes, by advocating for fair and just housing policies, and by providing training and access to resources to help families improve their shelter conditions. Helena Area Habitat for Humanity was founded on the conviction that everyone should have a simple, durable place to live in dignity and safety.

    ABOUT THE HOME The property at 1000 Choteau
Street originally included only a two-bedroom, one bath house and a detached two car garage. Helena Area Habitat is now developing it to reach its maximum potential for permanently affordable homes through a land
trust model, while retaining the unique characteristics and feel of
the neighborhood. In this project, HAHFH is redesigning the existing
lot to provide outdoor areas for both units, including irrigated gardens, and the addition of sidewalks; designing the existing two car garage as a two- bedroom, one bath accessory dwelling
unit with covered parking; remodeling the existing home into a four bedroom, two bath home with a detached one car; and completing this in partnership with the Career Training Institute’s YouthBuild program and AmeriCorps.
Helena Area Habitat for Humanity works with land trusts to ensure permanent affordability of the home. When homes are completed, the land
is transferred to a land trust that will hold the value of the land in perpetuity. Homeowners purchase the home sitting on the land and sign a ground lease with the Trust. The appreciation
of the home is capped over time ensuring that any future sales of the home will keep the home affordable for future families.
These land trusts are made possible through Trust Montana, a statewide community land trust (CLT) working to build up a permanently affordable stock of agricultural properties, commercial spaces and quality homes for Montanans. Once a home is in the Trust Montana program, their staff provides support to homeowners and coordinates resales of the homes to ensure they are always affordable.
