For the  rst time in many years, I have noticed as I walk through my neighborhood, “For Sale” signs on homes seem to remain up longer, turn over appears slower. For most families, a primary residence is the most signi cant purchase made during their lifetimes. I decided to take a further look.
Indeed, after many years of stronger than normal growth, Castle Rock real estate prices have begun to plateau and are slowingdownwhileremainingpositive. Inventoryofhomesforsaleareupsigni cantlyandtheactualmedianhomesaleprice is below the ideal 3% to 5% annual appreciation. While remaining a good market for sellers, multiple o er situations that drive up prices are becoming rarer, price reductions on higher-end homes are more commonplace. Complemented by mortgage interest rates that remain at historically low levels, this is all good news for potential buyers and the market in general.
I decided to talk with an expert. Steve Thayer, Broker/Owner of The Thayer Group at Keller Williams Action Realty in Castle Rock believes that our market will continue to thrive. “We continue to witness strong positive migration of businesses and families to Colorado. Our speci c, desirable quality of life should continue to attract further relocation to our state and town. Anadditionalcatalystistheexpansioninbuildingoftownhomesorstarterhomesbelowthe$400,000pricelevel. Thisisan attractive and reasonable price point to the  rst-time home buyer. It had been di cult to  nd a home for less than $400,000 in Castle Rock, now that price point is available”.
In summary, our real estate market is and should remain strong. Advantageous for buyers and sellers. Key ingredients are real estate taxes are relatively low, schools are good, community recreational facilities strong.
