LISTING #1 went on the market in June. All of the relevant prices suggested that the market price was $450,000. The client elected to price at $465,000 despite our advice. After almost 2 months on the market, they dropped the price to $450,000 on August 22. They declined our advice again during a strategy call and recommendation to lower the price on September 19. Finally, they cancelled their listing on October 17.
LISTING #2 was correctly priced and pre-inspected at $450,000 and listed on July 31. We had a full-price offer on the first day! This listing was pending on August 2, and closed on August 23.
LISTING #3 went on the market, correctly priced and pre-inspected, at $385,000 on September 12. We had an offer $5000 over our list price. They went pending on September 14 and closed on October 14.
