View suitable properties
There will be a home report available for all properties so make sure you satisfy yourself with the property’s overall condition before you fall in love with it! Once you have viewed a property, if you believe it has potential, arrange for a second viewing to see how it feels the second time around.
Making an offer
Once you have identified a suitable property, you can put forward your offer to the seller, both verbally and in writing via your solicitor. An acceptable price will be negotiated and an indicative entry date set.
Acceptance of your offer
Once your offer is accepted, you will need to instruct your solicitor to proceed with the conveyancing process and your mortgage advisor to proceed with your mortgage application.
Mortgage offer
A refreshed Home Report may be required by your lender if the original report is more than 3 months old. This will identify any problems that might have come to light or any value changes in this time.
Completion
This is when the property finally becomes yours. When we receive confirmation from the solicitor that the funds have been transferred, the sale is complete and we will arrange for you to pick up your keys.
