LATEST STATS IN the May-June period.

INTERIMNUMBERSFORJUNEDEBT&DSOS
Unfortunately,aswegotopress,fullandfinaldatawasn’t available on debt and DSOs for the June 2019 month from CreditWorks Data Solutions (www.creditworks.co.nz).
This means the available data shows DSO averages returning to similar levels as in April, after quite a drop in May (see chart top left).
The numbers also show a drop in debt levels, from well over $2 billion in May, down to about $1.85 billion in June.
Both debt and DSOs are roughly on par with the same period in 2017.
Whileitisnotuncommonforexposurelevelstodropin
June (as has been the case in every year in the last four except for 2017), we prefer to hold off from making hard and fast observations,pendinganupdatetobepostedonlineandthenin the September issue of the magazine.
THE MULTIPLES HAVE IT IN MAY
Consent data from Stats NZ (www.stats.govt.nz) for May 2019 and YTD May 2019 released in July continue to show the positiveeffectofmultipleunitdwellings.
Maymonthdrivenbymulti-units–Thetotalvalueof consentsinMay2019was$2.1billion(+4.1%onMay2018), comprising:
• Residential:$1.5billion(+11.3%).
š New dwellings: $1.3 billion (+10.9%).
š Adds & alts: $214 million (+13.3%).
• Non-residential:$584million(–11.1%).
In the May month, 3,687 new dwellings were consented (+8.2%onMay2018),comprising:
• 1,984standalonehouses(–8.4%onMay2018).
• 919townhouses,flats&units(+73%).
• 529apartments(+16.5%).
• 255retirementvillageunits(flat).
This is the largest number of new homes consented in a month since May 1974 when 3,786 were consented and the population of New Zealand was just three million.
Auckland and Waikato saw the largest growth in new homes consented in May, driven by increases in the number of townhouses, flats & units.
YTD May 2019 – Year to date May 2019, the total value of consents was $22.4 billion (+7.2% on YTD May 2018):
• Residential:$15billion(+6%),comprising:
š New dwellings: $13 billion (+7.5%).
š Adds & alts: $2 billion (–3.2%).
• Non-residential:$7.5billion(+9.6%).
In the year ended May 2019, 34,672 new dwellings were consented, +6.3% on YTD May 2018.
No surprises around the regions, although Auckland and Waikato showed the highest number of new homes consented since regional records began in 1990:
• Auckland:13,881(+13%).
• Waikato:4,005(+17%).
• Wellington:2,756(+3.6%).
• RestofNorthIsland:5,484(–6.5%).
• Canterbury:4,954(+0.9%).
• RestofSouthIsland:3,585(+2.9%).
With Stats NZ noting a possible inflationary effect on its figures of non-residential construction prices, (+4.6% in the March2019year)YTDMay2019,thenon-residentialbuilding
