system is engineered to meet NZ code and be fully compliant with NZS 3604 and can be used equally across standalone housing, medium density developments, multi- storey apartments, schools and other commercial buildings.
All timber elements can be delivered to site fully lined, insulated, fitted with conduits and flush boxes, window and door openings pre-cut to mm tolerances and external walls lined with a breathable and waterproof façade membrane.
Engineered timber (LVL in fact) may
be the grist to Hector Egger NZ’s mill but its 3D model and shop drawings can also incorporate other offsite manufactured elements such as CLT, concrete and steel to ensure full integration of all systems and no surprises on-site.
With OSM’s much-vaunted advantages of speed to completion and consistent quality, along with significant cost benefits – given repetition of elements and typologies – Tristan Franklin says that a standard 150m2 family home will
take approximately 6-8 weeks in design and engineering (per typology), five days to manufacture followed by five days’ installation on-site to weathertight.
And, just as Fletcher Building’s Clever Core OSM operation has found out, controlling as much of the process
end to end further reduces risk, so it makes good sense that Hector Egger NZ intends to both supply and install its offsite manufactured timber structures and elements for both residential and commercial projects.
“We will have a trained assembly team on site for every one of our projects
or we’ll have a site or project manager overseeing the assembly by another main contractor’s team,” says Tristan. “We have to take ownership of the assembly of our products to ensure that all of our QA processes are followed and the highest quality product is delivered on site.”
Projects already in the all-important pipeline for Hector Egger NZ include North Villas, a collection of six single- design duplex buildings at Jacks Point, Queenstown, scheduled for assembly in
March, as well as some community and hospitality projects.
So far so good. We aim to take another look at this new OSM player and its projects later in the year to gauge progress.
