EXTERIOR The main floor is completed by a delightful sunroom
1042 Pontiac was built in 1931 by the noted Chicago architecture firm of Keck & Keck.
It is ideally and conveniently located in Indian Hill Estates East just steps from Harper Elementary School and Thornwood Park.
The professionally designed and landscaped lot (Chalet) is over a third of an acre and boasts mature trees, lovely perennial gardens with sprinklers, large lawn areas, two private bluestone patios and a quaint front porch.
The lot is 15,380 square feet with 225’ of frontage.
This charming and timeless white brick Colonial (3287 sf) features solid masonry construction with a concrete foundation and reinforced concrete sub floors.
The main house roof is slate, the family room addition has a composite roof and the sunroom roof is copper. The gutters are over-sized for better functionality.
A large remodel and expansion added the family room, breakfast area and back staircase in the early 1990’s.
In 2007 the master bedroom was expanded and the year round sunroom added. There is two car attached garage.
INTERIOR
A gracious center-entrance and circular floor plan
encompass 11 rooms, 4 bedrooms and 3 full baths plus powder room. Every inch of this home exudes quality, good taste, livability and consistent pride of ownership.
There are hardwood floors throughout except in the kitchen, sunroom and one bedroom.
The gracious step-down living room is well-sized with pretty fireplace, beamed ceiling and three exposures. It opens to the sunroom and also to a front porch. The formal dining room has lovely moldings, large windows and easily seats 8-10 guests.
The kitchen was originally designed by DeGulio with an optimal floor plan, sky lights and French doors that were incorporated into a remodel in 2001. At that time, gorgeous new solid wood Woodmode cabinetry was added as well as top of the line appliances, a handsome island with pull-up stools and a charming built–in. The kitchen has wonderful storage, counter space and eating area.
Opening to the kitchen is a large family room anchored by a handsome fireplace with built-ins and flanked on two sides by French doors that open to both north and south patios. A back staircase leads from the family room to a second floor bedroom suite. Access to the garage is off of a hallway between the kitchen and family room.
surrounded by floor-to-ceiling windows with views of
the gardens and patio. This room is kept comfortable year round by a heated floor as well as gas forced air heat and a copper roof.
The second floor can be accessed by both a front and back staircase and has 4 bedrooms and 3 baths.
The master bedroom with fireplace is lovely. It features two large walk-in closets and an elegant bath with heated floors, double sinks, soaking tub and large separate shower.
Two attractive family bedrooms share a recently updated (2016) hall bath with an outstanding new shower.
The fourth bedroom provides unique flexibility to
the floor plan. It is large...21x17 with its own bath
and accessed either by a back staircase or through the 3rd bedroom. It was enjoyed for years by the current owners’ daughter but could easily be a perfect bedroom for two little boys or two teenage girls, or a guest room for visiting relatives or a private bedroom suite for a live-in parent or au pair...the possibilities are endless.
BASEMENT & MECHANICALS
The basement has convenient access from a back
hallway. It is impeccably clean, well lit and dry. It houses a recreation room that is bright and cheerful and offers great space for a playroom, exercise room, media room etc... There is also a big laundry room, storage/ utility room and a tool room....all of which are meticulous.
The house has two heating systems. The original house has a boiler system and the newer additions a gas forced air system plus radiant floor in the sunroom and master bath. The owners undertook a large project whereby the cumbersome cast iron radiators were removed and expertly replaced with inset radiators that allow all the benefits of boiler heat but don’t take up valuable space in a room.
The house is cooled by Space Pac in rooms that are heated by the boiler and by forced air cooling in the newer areas.
The electric panel has also been updated.
All the original windows (solid wood) were carefully restored. Triple track storms and screens were added to provide ultimate comfort.
