DO PART EXCHANGE?
Unfortunately, the Government will not allow us to assist with Part Exchange in conjunction with the Help to Buy Scheme. However, we do have our own Home Mover scheme. This will allow you to reserve your new property with us, whilst we market your property for sale for a period of four to six weeks.
I have tenants in my property. Can I still Part Exchange?
We may be able to part exchange a tenanted property, but there a few extra checks that we need to make. These include:
• When has the tenant been given notice to leave?
• Will they allow estate agents in to value the property?
• Will they allow viewings to take place?
The seller would also need to consider the extra stamp duty implications in buying a new house when they own more than one property.

DO I NEED TO FIND ANY
PAPERWORK ON MY
CURRENT PROPERTY?
WITH US
Yes – you will need to provide any warranty information on windows, doors and conservatories, along with planning permission and buildings regulations. You’ll also need to provide any paperwork for extensions, garage to room conversions or loft conversions.
If your property is leasehold or has a management company interest in it, then you must provide the management pack, at a cost to yourself. You will also need to provide a gas safety certificate and an electrical safety certificate – both of these will need to be dated within the last year. We need this information for when we sell the property on.
DO I NEED A ‘FOR SALE’
BOARD UP?
Yes, you will need to allow ‘for sale’ boards to go up as well as permitting viewings for potential buyers.
