Alternative Sale Scenarios
There are two scenarios to consider:
1. Apartment marketed and sold with tenant in place. Tenant remains during the sales
campaign. The managing agent would be required to give 2 weeks notice to the tenant prior to the first inspection. (Note. After receiving notice, tenant can leave at any time upon giving 2 weeks notice). The tenant remains in place during the campaign and must be given 30 days notice to vacate upon settlement.
Photographs would be taken and amended using ‘virtual furniture’.
2. Apartment is marketed and sold without tenant in place. Tenant must be given 90 days notice by managing agent (Note. Tenant can leave at any during the 90 days without any notice required).
The apartment can then be painted and styled (budget $3000). Photographs would be taken. The apartment would be presented and marketed in a much higher standard.
Estimate of Selling Price
Our price guide is $550,000 $605,000 please refer to attached report for more detail. The second option above would provide a higher price than option 1 above. Lance Tu and myself will work 7 days a week to canvass the whole market and all foreign buyers to generate the maximum price for you.
Marketing Budget
We have suggested a marketing budget from $4197 (incl. GST) plus Auctioneer $770 (if booked).
Method of Sale
An auction allows us to generate huge interest and excitement in a short time period to maximize competitive tension in a professionally managed and targeted marketing campaign. With a creative and cost effective marketing campaign, we would aim to generate the maximum interest to exceed our price guide.
Commission
For a professional service for the sale of your property, we would charge a 1.3% + GST, reduced from our normal fee of 1.6%+GST
As the Principal of Harbourline and a member of the Real Estate Institute of NSW I would personally manage all aspects of the sale on your valuable asset, together with Lance Tu and my Harbourline team.
