          ment segment in 2018. This development is neither an in- sider tip nor completely free of risks. Rising vacancies and high prices are not only causing concern for the National Bank and FINMA, but are also posing new challenges for real estate investors.
Investment in investment properties has long ceased to be a matter of course. And yet they are completely unri- valed in the current environment. Real estate has never per- formed so well compared to risk-free rates. It is therefore not surprising that the super-rich – so-called "Ultra High Net Worth Individuals" – have again drastically increased their share of directly held properties in the past year, as a study by the British consulting firm Knight Frank shows.
New opportunities for private investors
Even if private investors want to get involved in this proven and lucrative asset class, they need better opportunities and chances. Crowdhouse is pursuing a new approach that has been successful for four years. The established fintech company based in Zurich ensures greater transpar- ency, efficiency and better accessibility in the market for Swiss investment property.
The online platform Crowdhouse.ch is the largest digital real estate ecosystem in Switzerland and offers private investors the opportunity to participate easily, compre- hensibly and successfully in carefully selected multi-family buildings. Investors already have three different options to- day: private investors can buy selected and pre-negotiated Swiss multi-family buildings in a simple process in a sin- gle purchase. You can buy properties in a small "investor community" of up to four people. Or you can become a co-owner registered in the land register of selected yield objects starting from CHF 100,000. All three forms of in- vestment enable direct property ownership. And with little effort too: Crowdhouse takes care of all the steps in the acquisition – including ownership transfer, mortgage nego- tiation and the subsequent management of the property.
Since 2015, Crowdhouse has brokered a real estate vol- ume of over 800 million francs to private investors, of which about 5% was in the Zurich Airport Region. The average return on equity was 5.9% in 2018, the third consecutive year around the 6 % mark.
