ASSET SERVICES/PROPERTY MANAGEMENT Track Record Case Study: Home Consortium In 2016, Home Consortium acquired the Masters holding entity, Hydrox Holdings Pty Limited. Home Consortium has subsequently re-purposed the original Masters sites into convenience based retail centres across 5 states. The portfolio consists of daily retail needs, leisure and lifestyle and homewares and electrical. Cushman & Wakefield were part of the advisory team that helped Home Consortium with the Masters acquisition and allowed us to develop a strong understanding of their requirements. Home Consortium was seeking to re-purpose 485,000 square meters of space across five states. Cushman & Wakefield managed the transition at the commencement of the DLP period and handover process across 18 geographic sites. Cushman & Wakefield mobilized all aspects of the centres from build to trading with the efficient and effective transfer of information from project to trading as a bulk retail shopping centre. Scope Managing DLP/handover – Building and assets presented with outstanding issues. Cushman & Wakefield as part of the transition implemented the transition checklist to review and audit modified services to ensure issues are captured correctly in the defects register. Managing remote sites – Cushman & Wakefield have created individual building information guides. Data from each centre becomes combined into one easily accessible platform. The platform provides visibility on centre performance, compliance. This allows the management team the ability to continuously improve performance and the customer experience of remote sites Managing incoming tenants - Cushman & Wakefield oversee the tenant fit out delivery, retailer induction and ongoing customer experience. The C&W platform provided retailers with visibility of reactive maintenance and response. Key Outcomes • • • • • • Roll out of portfolio-wide procurement program, portfolio and site specific documentation and tenant manuals Successful delivery of first 8 sites within 3 months of go live Buying power provided discounts to client Cushman & Wakefield identified anomalies in design and construction within the Retailers space i.e. 40% of the Retailers Hi Bay and emergency lighting was running from base building distribution board Change over to Retailer board will have a significant reduction in energy consumption costs. 120
