THE Responsibilities OF A REAL ESTATE AGENT
Verify your current loan payoff amount with your lender(s)
Check assumability of loan(s) and any special requirements
Review current appraisal if available
Identify Homeowner Association manager if applicable
Verify Homeowner Association fees with manager - mandatory or optional and current annual fee
Order copy of Homeowner Association bylaws, if applicable
Calculate average utility usage from last 12 months of bills
Research and verify city sewer/septic tank system is compliant according to guidelines of the state where your home is located
Research/verify natural gas availability, supplier's name and phone number Verify security system and the current terms of your agreement
Verify existing agreements such as termite treatment/pest maintenance agreements, etc. Check if such contracts can be transferred to the new buyer Study and disclose any knowledge of lead-paint in the dwelling per the states guidelines
Order plot plan and add to online portals where the property is advertised
