REF: Suspect Main Cold Water Storage Supply
This notification is to fully comply with current legalities as failure to do so carries stiff penalties.
The Landlord & Tenant Act requires Management to advise you of a possible health and safety issue with the main cold water storage tank and the supply of water to your bathroom only (toilet & basin).
Mangement are organising a full replacement of the tank so as to alleviate any further or future problems but this will not be possible to do until early in the New Year due to various legal reasons, such as Section 20 Notices etc in the absence of 100% agreement from all nine lessees to make voluntary contributions to cover the cost nor pay arrears which would have allowed Management to proceed with available funds.
This notification is to all Owner/Lessees as well as copies distributed by hand to all flats as all residents and short and long-term tenants must also be advised.
It is important to point out that it is only the water to your bathroom basin cold tap and toilet that has possible contamination, if any. The mains cold water supply to your kitchen is not affected.
We attach below some relevant information regarding the possible hazards. If renting, your Landlord will advise a safer alternative to your bathroom basin access until replacement of main tank.
What happens if the landlord does not carry out his/her obligations?
The consequences can be serious. As a landlord you are legally required to manage properties so as not to expose tenants, residents and visitors to risk. Heavy fines or even imprisonment can be imposed especially if someone were to unfortunately die. You can be prosecuted even if there is an exposure to risk without anyone actually becoming ill.
