A possible solution was proposed to Ms Hillgarth's troops by suggesting that the five of them simply chip in the difference if they are wealthy and healthy enough to do so to utilise their preferred budget and their preferred budget. As previously mentioned, none of the five reside at Mitre House so one could maintain that those that do live there, come in from work on a wintry evening, should have the benefit of seeing the place they wish to have as opposed to relatively temporary sub-let tenants who probably don't care. Naturally, one could also maintain that a £60,000 cosmetic makeover of Mitre House would enhance rental values...!
It has been explained to Ms Hillgarth and her RTM colleagues that it requires (in law) a unanimous vote in favour of spending funds in excess of those funds required to properly maintain the obliga- tions as outlined in our (or anyone else's) Head Lease. Those obligations for Internals are for two coats of paint throughout and fix and maintain anything that needs it. We have now re-budgeted those specific requirements to £15,000 from the approximate total available Reserves of £100,000 once the Externals are in hand next Autumn.
Hopefully these comments and documents do help to allay any suspicion that Mitre House Manage- ment Limited are not performing their duties as required in the Head Lease, under the terms of the L&T Act(s) and indeed for the benefit of both Rebels and Residers....!
My fellow Directors are both professional men, Accountants (but we use independent accountants), and I am a Designer having run my own company for 45 years, designing, building and installing many structures, including offices, houses, apartments and exhibition stands all over the world. I think we three Directors are more than competent to maintain Mitre House without the added cost of yet more professionals. Ms Hillgarth from day one was either unavailable, abroad, incontinent, elusive or abusive! And I have the full documentation to back those comments up. I though am at Mitre House 24/7 or contactable if out collecting my benefits.

Also attached was the Surveyor’s Schedule of Works dated December 2013 with the Wade Quote with costs - 53pp - a copy of which was posted on our website for comparison with all others - and an analysis item by tem against all other quotes - and a copy of this 53pp “Wade costs in evidence item by item” Schedule of Works was sent to Mrs Hillgarth’s Solicitor.
