OK - Call your dogs off now as I've had enough of answering the same old rubbish from your cohorts - it's just the same old drivel, complaint and accusation day after day and all orchestrated by you from day one.
Flats 1, 3 and 9 have no knowledge whatsoever of what they can and cannot expect of Agents at Mitre House, and from much of their complaining, probably not from any other Agents whilst living in leasehold flats etc - and certainly not a clue about Landlord & Tenant Act per se.
You only have to read their comments/correspondence to almost anything and everything and it's come from the templates you supply them with - which in almost every case is both incorrect and unintelligent. It must stop before you make yourself sick with anxiety because you cannot succeed in your efforts to control the percentages at Mitre House whilst not residing here.
If indeed you were living here, you, like me who certainly does live here, would not for one second be told by non- resident, sub-let owners how the place should be run and by whom. Just for once put the boot on the other foot and see sense.
This is your doing as you've befriended them and in truth left them in a real pickle - advising them of rights that don't exist, applications that are doomed to failure and poisoning the happy atmosphere we once all enjoyed at Mitre House.
And please, don't come back to me and say it's my fault. It's not. It's your antipathy towards me, in part because of my somewhat strained relationship with you over the years due to your differing agenda to those that do live her. That's the cause of all this fractiousness, nothing else. Yet I have done nothing untoward, until admittedly, the ridiculous affair over the dustbins which started the Italians off. Sadly you then recognised an ally, and scooped up Maria soon after, then attempted Samya and totally bemused Christopher Leigh-Pemberton with what was quite obviously a horror story. I bet, though, they are all now ruing the day they fell in behind you on the RTM, remembering of course that you knew years ago of the 25% rule, yet you still proceeded on a project that was dead before you got off the train in Birmingham, to coin a phrase.
Anyway, as I said, call your people to heel as there is nothing they can do or complain further about as regards Management's processes and procedures to date and in fact, in the future. This whole silly affair is based on two salient facts. Firstly you (and via you, your cohorts) want an outside independent Agent you can call/control/complain to and secondly you want to spend a disproportionately unaffordable and selfishly excessive amount on the Internals using your own preferred contractor.
Mine and some other's concerns are quite simple too. Firstly, if we are to control costs and running expenses at Mitre House, it is best we manage the place ourselves and do not hire Agents for obvious reasons, of which you have reams of complaint letters to previous ones amply evidencing that statement.
And secondly and most importantly, we have to all live within our means, most especially those that live at Mitre House, and that means any expense can only be entertained if it is affordable to the minority, and monies are available without having to call in additional funds. As has been stated on numerous occasions, it is quite understandable that those that sub-let, such as yourself, not only have the income to afford extensive decor improvements, but the added benefit of gaining financially from a prettier, smarter more decorated interior - let alone the tax break over service charges etc.
And please take care of that invoice sent to you and Maria or there will be consequences to retrieve it lawfully, as indeed would you if the tables were turned.
I hope this makes sense and if you wish to forward this on to your fellow complainants, please do so. Maria seems intent on copying everybody on anything.
But please no more - just get Wade's quote in promptly and we'll progress from there. OK?
