PLEASE NOTE IT DOES NOT MENTION “EXPERTISE” AND AS REGARDS “NO TIME TO MAN- AGE” THIS WAS SOLVED WHEN MR BROWN-CONSTABLE CLOSED HIS ART STUDIO IN SOHO, AND RETIRED TO RUN MITRE HOUSE FROM HIS FLAT 7 FOR THE BENEFIT OF ALL LESSEES AND INDEED ALL FOUR DIRECTORS OF MHML AND ON SITE 24/7
MISQUOTED CORRESPONDENCE IS INFLAMMATORY AND DECEITFUL - YET ANOTHER LIE.
IN AN EMAIL FROM MRS HILLGARTH DATED 6 OCTOBER 2011 A MONTH BEFORE, SHE WRITES: “I AM IN TWO MINDS AS TO WHETHER WE SHOULD MANAGE IT OURSELVES OR NOT. I SUGGEST WE COULD ALWAYS GIVE IT A GO, AND IF IT DOESN'T WORK GO BACK TO USING A MANAGING AGENT”.
IN AN EMAIL FROM MRS HILLGARTH DATED 7 OCTOBER 2011 SHE WRITES: “HOW REALISTICDOYOUTHINKWEAREINWANTINGTORUNTHEBUILDINGOURSELVES? IHAVEALOTOFCONTACTINTHEBUILDINGWORLD,SOITISPOSSIBLE.ASISAID PERHAPS WE COULD TRY TO RUN MITRE HOUSE FOR 1 YEAR AND SEE HOW WE GET ON AND IF IT DOES NOT WORK WE CAN ALWAYS GIVE IT TO A MANAGING AGENT.
3. however no properly qualified managing agent was ever appointed and in due course mrs hillgarth (being outvoted by three to one) was obliged to accept, against her better judge- ment, that mhml would manage the block itself. thus from January 2012 mhml itself (acting through mr Paul Brown-constable) managed mitre house and imposed, as part of the overall service charge, an mhml management charge to its own leaseholders/tenants. the potential conflicts inherent in this arrangement (with mr Brown-constable acting in his multiple roles of landlord, resident tenant, manager, bookkeeper and banker) were all too obvious, and caused tensions from the outset.
A CONSIDERED RESPONSE: OUR PREVIOUS AGENTS, KFH, WERE CHARGING £3915 FEES IN 2011 WITH QUARTERLY SERVICE CHARGE DEMANDS OF £950.
IN 2012, NO FEES WERE CHARGED BY MHML FOR FIRST NINE MONTHS AND QUARTERLY SERVICE CHARGE DEMANDS WE HAD REDUCED TO £650 WITH 24/7 ONSITE CONCIERGE AND NO REDUCTION IN SERVICING, MAINTENANCE NOR ATTENTION TO LEGALITIES.
IN 2017, FIVE YEARS LATER, MHML WERE CHARGING FEES OF £4995 AND QUARTERLY SERVICE CHARGE DEMANDS OF £750 AND THAT WAS SUBSEQUENT TO A £105,000 REFURBISHMENT CARRIED OUT IN 2014.
