Re: Mitre House, 124 Kings Road, London SW3 4TP External Repairs and Redecoration.
On Monday 1st September we will be embarking upon the programme of essential external repairs and
redecorations to Mitre House, involving the erection of scaffolding to both sides of the whole building.
The erection of scaffolding will commence on Sunday 31st August and most likely Sunday 7th September.
The scaffold will be fully boarded and alarmed and standards at ground floor level boxed in for protection and security purposes. It is anticipated that the scaffolding will be in position for approximately 8 weeks whilst the necessary works are carried out to both elevations.
The contractors carrying out this work are A&R Lawrence & Sons Ltd, 72 Pine Walk, Carshalton Beeches, SM5 4HD and will provide Site Foreman contact details and the usual Comment & Query Book in due course. Mitre House Management Limited are the Contract Administrators for this project and any queries should, in the first instance, be addressed to Paul Brown-Constable on either 020 7589 7502 or Mbl 0798 33 33 543 (24/7) resident in 7 Mitre House.
Both the contractors and ourselves will do everything possible to ensure that any disruption is kept to the absolute minimum whilst these works are carried out between the hours of 8.00am - 6.00pm daily for a period of approx 12 weeks terminating by latest 21st November 2014.
Lessees must inform their own Contents Insurers of scaffolding in place, I suggest until 30th October.
Lessees must also ensure that access be made available to their windows, for proper maintenance, stripping, making good and painting as well as easement where necessary. Internal access will only be required in extreme cases of any problems. It is the responsibility of Lessees (or their tenants) to make sure their windows are accessible and opened when required with a 24 hour notification. Those Lessees with newly replaced windows (Flat 3) might request that their windows be not painted this time around, and should leave a visible notice on each window to that effect please.
As stated in leases, any window repairs will be an additional cost charged to Lessees but if as hoped are minimal, will be simply added to the service charge account unless seriously expensive at which time lessees will be advised of their particular cost of repair. No costs were incurred last time in 2004.
