Hi Kieran, I pulled the recent sales and active properties as well as including the older sale of 325 Pine Street. Based on the sale of 325 Pine Street and the costs of renovating and the recent activity, I estimated the value around $1.850m give or take. I see some strong asking prices in Rittenhouse for comparable properties with a commercial space on the first level and included those as well.
