It seems that condos and downsizing are on most minds today.
The Appeal of Condominiums
While in the short-term condos are experiencing a bit of a pause in terms of price growth, the benchmark price for new condos was up 17%+/- over the last 12 months.
Softer condo prices are now attracting more buyers. Sales of existing condos have increased, and with the growing affordability advantage over single detached homes its expected to boost this demand for 2021.
The Condo Market is Active and Promising.
Brian Brown of Lifetime Developments recently said that despite the province-wide shutdown at the beginning of the year, he is forecasting an active and promising 2021 with strong and higher market demand.

Did you hear? Downsizing is the New Upgrading.
e term ‘downsizing’ doesn’t evoke excitement for many. For some it is associated with negative life changes, like illness or the death of a loved one making a move necessary. But it can also be a proactive and financially sound step to right-size one’s home. Some think downsizing means a downgrade in personal living space. Times have changed! Downsizing can be considered upgrading! Condos today offer luxe home finishes, 5-star amenities, social clubs and more.
If done properly, proactive Boomers can leverage the equity in their homes to fund their new lifestyle and live a full life with comfort.
Many Boomers currently occupy single family homes and are aware of the demand and price increases for these properties. Rather than utilizing only half of the space, this is the time to consider selling.
According to the Toronto Regional Real Estate Board, detached homes saw prices rising over 17% year over year.
So the question is, why shouldn’t Boomers downsize early - when their chance to capitalize on this rise in home value is now!
“Downsizing is an increase in lifestyle,” said Chris Castellano, Camrost-Felcorp. “You’re no longer required to do all the maintenance and upkeep – you now have a suite of amenities, a Concierge and hotel-like conveniences. Condo living makes sense for many.”
Life in Lockdown
Lockdown, social distancing, lack of family gatherings can be a challenge – especially for people-persons like me! I’m grateful for Zoom. It brings people to me! And I get to learn new things too.
