DEMIX AGRÉGATS
An Urban Centre Superproject in the Suburbs of Montreal
Laval, a city of 400,000 inhabitants in the suburbs of Montreal, will soon be home to a small city. The new urban complex called Espace Montmorency, with an estimated value of more than $450 million, will be the largest mixed-use real estate project ever built there.
This vast 1.3 million sq. ft. residential, professional and commercial site at the forefront of urban design is next to the Montmorency metro station and the Place Bell amphitheatre. As an environmentally friendly project, Espace Montmorency is aiming for LEED Gold Core and Shell, LEED Gold New Construction and LEED Neighbourhood Development certifications.
Single phase construction
A construction consortium is in charge of this immense site, which will include a 1,400-car underground parking garage (connected to the subway), a 180-room hotel, a 16-storey office tower, 700 residential units, public green spaces and a commercial area to rival the city centre.
To ensure that future occupants will be able to benefit from all services as soon as the building opens in the fall of 2022, construction is being carried out in a single phase, which is a huge challenge in itself. To make this easier, the worksite was orchestrated in three main stages. The first involves
pouring the foundations of the complex and building the three-level underground parking lot as well as the commercial space. This space will serve as the foundation for the complex’s four towers and be built on two levels connected by footbridges.
A special setup for this huge worksite
As part of this project, which started at the end of June 2019 and will last more than two years, Demix Agrégats expects to supply approximately 60,000 tonnes of aggregates.
Given the scope of the work, the layout of the Laval quarry had to be rethought. Thus, we created a specific entrance to facilitate the large number of vehicles circulating there, between 30 and 50 trucks on a daily basis. We also installed a single workstation with computer equipment. And since moving the soil requires approximately 28,500 trips, a dedicated area with its own bulldozer was also set up at the quarry.
