  Building Control
Now you know all about Planning and how permission is obtained, you need to think about obtaining Building Regulations Approval for your project. Planning has made sure your proposal meets certain requirements but Building Control need to be sure that your design can actually be built.
Building regulations approval is di erent from planning permission. You might need both. Within England and Wales most construction work is covered by the Building Regulations. These are minimum technical standards which have been set by the Government. They ensure building work is properly designed and constructed so as to ensure the minimum acceptable standards for public health, safety, the welfare and convenience of people using them, and to help protect the environment and reduce climate change.
Principal areas covered by regulations are:
• Structural stability - will the building safely carry anticipated loadings or will it fall down
• Fire precautions - both controlling the materials used according to the degree of risk and making sure that buildings could be evacuated without loss of life in the event of a  re.
• The prevention of dampness and condensation in buildings.
• Sound resistance of walls and  oors between dwellings.
• Ventilation of habitable rooms and unheated voids.
• Hygiene, sanitary appliances and drainage.
• Heating appliances including the safe discharge of  ue gasses.
