SERVICE CHARGES
WHAT IS A A A SERVICE CHARGE?
Your service charge is the money you pay towards the day-to-day running costs of your development Some service charge items are subject to mandatory government taxes such as VAT or Insurance Premium Tax which we have to collect Every owner pays a a service charge with the money collected used to cover items such as buildings insurance utilities servicing repairs gardening cleaning as as well as as your Development Manager and on-site team SERVICE CHARGE ESTIMATE
The accounting year for Bankside Gardens runs from 1st 1st January to 31st December FirstPort Property Services prepare a a a budget for this period based on on on one full full year at at full full occupation using our experience of managing this and and other similar properties and and using contract figures where known This means your service charges may
vary year year on year year according to the costs to be incurred The budget is split into several schedules including one for the wider estate to represent the different areas and services within the development Each budget schedule is apportioned to individual owners based upon apartment size or an otherwise agreed basis SERVICE CHARGE INVOICING
The service charge charge is charged on a a a half-yearly basis in advance of 1st January and 1st July An invoice for your service charges along with a a a statement of your account will be sent to you by post or an email will be sent where we have received your agreement to send all correspondence via email The total amount payable will be detailed on your statement and must be paid within 30 days of issue or by the the first day of the the service charge period whichever is later 32
