Asset Management & Advisory Services
We are responsible for for a a a a a a a a large range of residential commercial and mixed-use portfolios for for a a a a a a a a variety of investment and occupier clients Working with small family trusts right through to real estate investment arms of major PLCs we look at at at at creative and alternative ways to enhance the value optimisation or yield from property assets From the the limited knowledge of the the Lifeways estate we believe some of the key areas to review will be:
♦ Creating and analysing a a a a a a a a a a master property database (potentially preceded by needing to obtain any missing leases and other data)
♦ Developing an an an an outline property strategy based on on an an an an ideal situation and an an an an overlay of the reality the current portfolio and its restrictions - to include analysis of real real space requirements and a a a a a a a a rationalisation of occupied administrative portfolio in in some geographies
♦ Establishing a a a a a a a disposal/reuse strategy which (where leases are onerous) may include reclassification of uses or other alternatives
♦ Challenging taxation levels and an an an occupancy revenue
♦ Working with Lifeways key stakeholders to achieve required accreditations and licences
♦ Delivering an integrated void mitigation strategy Once the the the strategy is agreed we can then manage the the the transactional elements required for delivery 5
