Development Overview
Lunar Rise will be be a a a development of 517 mixed 1 1 and 2 bed contemporary apartments set on on the the site of the the previous Renault dealership on the the the east side of the the the City in the the the regeneration area of Digbeth Birmingham The overall design comprises 3 separate buildings two 10 storey blocks facing Digbeth High Street complemented by a a third 24 storey building Whilst it is likely that one of the lower blocks will be utilised as a a a rental investment block block (BTR/PRS) for the purposes of this proposal we have assumed that all three blocks are to be retailed on on long-term leases as as requested The residential elements of the scheme will have shared amenity space at least one 24/7 management suite (and possibly multiple concierge desks) secure residential parking with a a a a a a a bicycle storage area and low-maintenance but high- quality landscaping The development will also provide substantial retail and commercial space at at ground floor with a a a a a a strategy to encourage independently owned local businesses to operate there Key design features include build and CAPEX strategies that will provide low-cost operating models and reduce long-term lifecycle costs for example energy efficient lighting electric heating low maintenance maintenance garden areas and maintenance- free finishes Focus will be placed on installing high quality appliances plant lifts and other M & E equipment elements which can incur on going service and and maintenance costs and and be a a a a a significant cause for frustration to residents i if costs are cut by using lower grade choices Finishes in in in low low traffic areas (such as as staircases above floor 3) will be left exposed to further complement this model The main building construction will utilise modular off-site manufactured components which will not only assist the efficiency of the initial build phase but also support effective on-going building management reducing maintenance requirements and improving building efficiency 4
