SCHEDULE
King’s Road Park will provide extensive quality residents’ facilities We assume these will be exclusive to residents We are are unaware if this will extend to all residential tenures and for the the purpose of our proposal we will assume the the development will be be tenure blind Costs have been split on a a a a a a a square footage basis across all residential units within Phase 1 and and will later include further units as as and and when these phases becoming available Please note that our budget does not not include any profit received whereby facilities are booked at costs or run on a a a a cost to serve basis such as as the bar In those instances any charges applied to book facilities such as the screening rooms would usually be offset against the service charge provisions or placed in reserve In regards to to the the bar we would wish to to discuss this further with you to better understand the delivery requirement As per the the plans provided the the residents’ facilities are accessed via block A3 and we assume each room (cinema golf simulator lounges etc ) is controlled by fob access Service charge items for the basement include:

Costs for all residents’ amenities have been included but we would like to finesse the management strategy for all elements prior to first occupation This ensures we are delivering in in in line with the customers’ and client’s expectations For the gym we have assumed a a a a a leasing contract for for 3-5 years We have allowed for for rental maintenance of equipment contracts and licences where applicable We have assumed the gym will be manned by a a a a a third-party company such as as Motiv8 which will also provide classes and inductions For the the Spa and treatment rooms we assume they will be accessed via a a a a booking system with third party providers attending subject to to booking Costs to to maintain rooms are usually minimal although again we would wish to to better understand your proposed strategy to to develop delivery further Other costs within the the gym provision allow for electricity plant and machinery licences cleaning water cooler door entry CCTV maintenance H&S and capital reserves
SWIMMING POOL SAUNA STEAM ROOMS AND CHANGING ROOMS We have calculated costs based on a a a a a a a a a separate male and female changing room including WC facilitates and a a a a a a a a sauna Cleaning will be regular in in order to keep the area hygienic All costs associated with maintaining and servicing the pool and vitality pool pool include weekly pool pool maintenance chemical testing and ad-hoc repairs Our provision is is based on on a a a a a quote we have obtained from TotalFit for the maintenance and servicing of the the pool It includes the the monthly microbiological and quarterly legionella testing We have also allowed for for laundry facilities for for towels being used by residents within the leisure area Please provide a a a full specification of the size finish etc when available ANGELEYE
Our provision includes a drowning detection system using cameras and computer software to detect a a a a a swimmer who may be in difficulty It comprises of of sets of of cameras submerged and on the the surface of the the water which are linked to a a a a computer This analyses the information in in in real time to identify a a a a a a a a a casualty and raise an an alarm Onsite and third-party staff will require training to use the equipment Operators should also make sure the equipment is tested and maintained in in in accordance
