The First 3 Years 2017, 2018, 2019
In December 2016, Strathroy Crossing Developments acquired 14.08 acres of
commercial lands in Strathroy Ontario. After 3 years of developing commercial
site plans, resulting in successful Site Plan Approvals, a World-changing
phenomenon happened… COVID 19.
What indirectly evolved out of this World Pandemic was an unprecedented
impact on the housing market in North America and around the world.
Strathroy Ontario was no exception. In fact, most of Canada, and more
pointedly, Ontario, found itself in a housing shortage crisis.
After 3 years of commercial development thinking, Strathroy Crossing
Developments needed to reconsider its development strategies, thus revising its
focus to take full advantage of the times.
The Second 3 Years 2020, 2021, 2022
The Site Plan Approvals that were achieved in the first 3 years consisted of
99,996 SF of commercial development. With residential development being
the prime focus in these second 3 years, the commercial component was
reduced to 32,564 SF, and the residential component became 426,706 SF,
bringing the entire development project to a total of 459,360 SF.
The Third 3 Years 2023, 2024, 2025
With all new building designs and site plans, the focus in these last 3 years has
been to obtain R3 zoning for the Saxton Road property to build 184
apartments in two 8 floor buildings, as well as 36 town homes, totaling 220
residential units. Upon obtaining this zoning for the Saxton Road lands, this
would allow, by precedent, one 8 floor building containing 84 residential units
on the Carroll Street lands, on which would also contain the 32,564 SF of
commercial units.
After Site Plan Approval amendments are completed, Crossing Park (the
Saxton Road lands) and Crossing Place (the Carroll Street lands) are ready to
be brought into reality!
