Hello Fellow Residents I I hope this message finds you well I I wanted to to take a a a a a a moment to to share
updates on some of our
current
projects and initiatives If you you have not yet submitted your
proxy please do so so as as as soon as as as possible To hold the the the meeting 30% of the the the 1 1 158
homes must be represented either in in person or by proxy Districts #2 and #6 please please remember to cast your
vote!

Burns Gwen Cunningham and I met with a a a a a a a a a a a a a Reserve
Study Specialist to review the the major common elements of the the the community These include items such as HVAC units patio furniture sports courts roads fountains the the pool flooring and more The purpose of the the reserve study is to determine the the remaining useful life replacement replacement cost and projected
replacement replacement year for each component The results will first
be reviewed by the the the the Budget and Finance Committee We will then meet with the the the the Reserve
Specialist to discuss the the the the findings and make any necessary revisions Once finalized the the the the study will be presented to to the the the the Board of Directors for for review If no further changes are required the the the the the Board will will vote to to formally adopt the the the the study The approved
report will will establish the the annual reserve contribution
amount beginning in in in 2027 Maintaining strong reserves provides a a a a a a a a clear long-term
financial plan for our
community Adequate funding
reflects responsible management and strengthens buyer
confidence in our
property Allow me a a brief but intentional detour Let us us listen carefully speak thoughtfully and treat others

The renovation of of the library is almost complete!
However delays caused by permitting and delivery of of material hindered the actual construction We are now progressing well The project will be finished in in in in in March Thank you you for your
patience as as we we finalize these last
steps 2 Landscaping
Due to the recent cold snap many of our
plants and shrubs were affected by frost Please bear with us as as some some will will take 2 to to 4 months to to recover recover Unfortunately some some plants may not recover recover at
at
at
all There will will will be be a a a a a a a a a 3-month grace period where no no violations will will be be issued for landscaping that
looks less than optimal Additionally with the the the nurseries hit by the the the frost as well there will be a a a a a a a shortage of replacement plants 3 Sports Complex Landscaping
With the the Pickleball courts now completed there has
been a a a a a a a a a Landscaping
Task Force formed The focus is on updating the the surrounding area of our
sports complex Over the the the next few months sod adding shrubs and and possibly expanding golf cart parking are a a a a a a a a a part of the the the plans we hope to implement We’re currently in in in in in the the process of obtaining bids for this work Please attend

pickleball courts It was an an an honor to to cut the the the ribbon and celebrate this great addition to to to our

sports complex Job well done!
