To Our Newest Neighbor,

We welcome you as a new property owner in Section 23, Deep Creek. Deep Creek is a
highly desirable Deed Restricted community with attractive homes and abundant green space.
We are glad you have chosen our community and believe you will genuinely enjoy living here.

At or prior to closing of your property, you should have received a copy of our
Deed Restrictions and Disclosure Summary. If you did not receive a copy of either document,
you can view them on-line at our website (www.section23poa.org), pick them up at the office
or call and we will be glad to mail you a copy. Please take time to review the Declaration of
Restrictions as they outline your rights and responsibilities as a property owner in Section 23.
We are enclosing a brochure which gives you a quick overview of the restrictions.

When you purchased your property, you automatically became a member of Section
23 Property Owner’s Association, Inc. The Property Owners Association is responsible for
financial management, which includes collection of the annual assessments, maintenance of the
common areas, architectural review, and deed restriction enforcement. Dues are assessed at
the time of our annual meeting in October of each year. You are also welcomed to attend our
monthly Board of Directors meeting, which is listed on the calendar on our website.

The goals of the Association are to preserve the beauty and character of Deep Creek, Section
23 and to protect your property value. If you have any questions, please feel free to contact our
office which is located on Rampart Blvd.
