The Canyons requests addition of 1,000 multifamily/a ached units

The Canyons Planned Development (The Canyons) with the City of Castle Pines (City) to increase allowable residential dwelling units from 2,500 to 3,500. The Canyons is a 3,300-acre development project located on the east side of I-25 between exits 188 (Castle Pines Parkway/ Hess Road) and 187 (Happy Canyon
Road). The project was annexed into and approved by the City in 2009 to include approximately 2,500 homes and two million square feet of commercial/retail space.
The additional requested 1,000 dwelling units will be multifamily/attached units to be constructed in the mixed-use planning areas 1, 2, and 3 – located in the northwest portion of The Canyons, on the east side of I-25 at Hess Road. As part of the rst amendment, an additional 50-plus acres
of public land dedications for parks and schools will be required of the developer. The additional public land could be located in planning areas E, D, and G – also known as the “Farm.” The Farm is adjacent to and runs south of where the proposed 1,000 multi-family/attached units are to
be located, and borders the Happy Canyon residential community, at Happy Canyon Road and I-25.
According to the rst amendment to The Canyons Planned Development application on le with the City, the exact location of the additional land to be dedicated for parks and schools is yet to be determined and no additional development has been proposed for the Farm. Referral packets containing the rst amendment information were sent out by the City to various governmental
