BUILDING-RELATED DATA covering the September-October period show more of the same from August-September.

NO SURPRISES IN DEBT OR DSO
The stats for October from CreditWorks Data Solutions (www. creditworks.co.nz)continuetoshowDSOsas“steadyasshe goes”,whiledebtontheCRISworksdatabasecontinuesata moreelevatedlevelthanlastyear.
DSOs consistent – Says CreditWorks’ Alan Johnston: “As expected, there wasn’t a lot of movement in the DSO area for October.
“The Glass sector managed to peg back its mini blowout
of last month but is still running a little higher than the other sectors – averaging around 62 days – just ahead of the Building Material supply sector.
“Overall the average DSO maintained its steady pattern, consistent since July.”
Debt up on 2018 – While not at record levels, debt on the CRISworks database remains well above the $2 billion mark, and is still over $50 million (+2.8%) higher than this time last year.
Alan Johnston says to “Expect more of the same through November, after which time Xmas activity – or lack thereof (fewer working days) – is likely to impact on numbers.”
SPIKE IN SEPTEMBER CONSENTS
Consent data for September 2019 from Stats NZ (www.stats. govt.nz) are another reminder of the patchy nature of this year’s building consents, with substantial year on year increases in both value and volume following August’s low single digit gains.
The values for the September 2019 month were as follows: • Residential: $1.4 billion (+24% on September 2018).
• Non-residential: $618 million (+11.2%).
• Total: $2.0 billion (+19.6%).
For the September month, 3,347 new dwellings were consented, showing a substantial (+30.8%) volume increase on September 2018, comprising:
• 1,744standalonehouses.
• 816townhouses,flats&units.
• 611apartments.
• 176retirementvillageunits.
Once again, multi-unit dwellings were the key drivers of these figures.
YTD CONSENTS: MORE OF THE SAME
In contrast to September’s big monthly value growth, consents for year to date (YTD) September 2019 showed similar increases to YTD August:
• Residential: $15.5 billion (+10.3% on YTD September 2018). • Non-residential: $7.6 billion (+12.8%).
• Total building: $23.1 billion (+11.1%).
YTD September 2019, the actual number of new dwellings
consented was 36,446, +12% on the September 2018 year. Within this figure the number of new high density homes consented grew 22% YTD, reaching 14,492 consented, while
standalone houses were +6.1%.
By volume and by region, the numbers of new dwellings
consented in the year ended September 2019 (compared with the September 2018 year) were:
• Auckland: 14,634 (+13%).
• Waikato: 4,157 (+18%).
• Wellington: 2,897 (+11%).
• Rest of North Island: 5,798 (+6%).
