2013 and construction was completed in May 2014, a period of roughly 8 months. This amazing schedule included all permitting processes as well.
The low-energy design strategies selected therefore are based on essential contribution to the ZNE performance goal using proven building technologies, consistency with the financial param- eters for the project and the practical ability to be incorporated into the building within the highly accelerated schedule. As the results shown below confirm, the project successfully achieved ZNE performance within these highly limiting constraints.
Planning Concept and General Design Considerations
Other project goals that influenced the general planning concept for this renovation were firm- cultural. The company’s previous space, which had a sharp division of two separate floors, led to a hierarchic sensibility that was not consistent with that desired by the firm’s staff and leaders. The renovated space therefore was planned with openness and a strong spatial connection between the two floors. This social and cultural design objective of connection and transparency also supports the idea of daylight penetration and dispersion to all spaces, as well as the pos- sibility of natural ventilation and/or “night flush” (precooling the space with night air).
