Just as it is said that life is a journey, the best residential buildings evolve with the times combining the assets of vintage elegance with thoroughly modern ameni- ties. 1448 North Lake Shore Drive is a classic example.
The Best of Past and Present
1448 became a part of Chicago’s Gold Coast history in 1926-27 when Avery Brundage’s high-rise construction firm oversaw its construction as a cooperative. Brundage himself was a prominent citizen of the time who later served as the first American President of the International Olympic Committee and was a noted collector of Asian Art. The building architects, the firm of Childs and Smith, had just completed work on the Chicago campus of Northwestern University. Upon the completion of 1448, the Chicago Tribune comment- ed, “If there is a convenience left out of the building, it will only be because it hasn’t been invented.”
Recently 1448 completed a series of strategic improvements which has brought the core of the building’s 52-unit structure up-to-date while maintaining the best of its vintage fea- tures. Recent improvements include:
Replacement of the building’s hot/cold water riser system (2019)

Building corporation plans for 2020 include the pursuit of available property tax freeze incentives, lobby furniture replacement and improvements to a sunny, top-floor workout area and laundry facility.

Service, a Co-op’s Top Priority
As a cooperative residence, great emphasis is placed on service for all the shar holders. The staff of 24-hour doormen provide ready assistance to residents, guests and service providers. The central panel of security video cameras allows them to keep a constant eye on the public interior areas, as well as the surrounding exterior. Mail is delivered to one’s front door daily and deliveries are made according to individual instruction. The on-site manager is available daily to handle building and shareholder matters. The live-in engineer and his staff of janitorial assistants provide prompt assistance and keep a steady eye on general building maintenance. Each shareholder is assigned a large floor-to-ceiling storage area. Common areas include: receiving room, workout area, bike storage, and laundry room (in-unit washer/dryer is allowed, as well). Up to two pets are allowed with no weight limit. Parking is provided at four indoor garages within an approximate one block radius, subject to availability, including the building adjacent to 1448.
