Tiamat is located at the far end of the south male atoll and is 40 miles from ibrahim nasir international airport, just 35 minutes by fast speedboat. There are three islands that lie within the UNESCO World Biosphere Reserve and is one of only eight such sites in the world. The Maldives is famous for its marine life, its calm tourquise seas, its lush vegetation and its brilliant white sand and is an attraction for visitors from around the world.
Tiamat is far enough from Male - the hub of the country, it is away from the hustle and bustle of the capital, to offer the ultimate in peace and tranquility and yet close enough for the convenient transfer of materials during the construction phase and for guest transfers once operation commences in December 2021.
The island is the perect size for a private residence; 20 hectares in total - which offers adequate space to construct the main principal 60,000ft2 palatial residence as well as four unique, glass guest villas. The facilities ramge from the under water spa, to the 8000 bottle wine cellar. There are state of the art medical facilities, a Category 5 business centre, overwater and underwater lounge and bar, as well as having two smaller islands that are UNESCO dedicated marine and bird sanctuaries.
Tiamat is also large enough to house the back-of-house team - located at the far end of the island, close enough to be constatnly present - far enough to be unseen.
The proposed residence consitsts of a  oor dedicated to a series of royal suites, a dedicated VIP  oor containing 10 suites and 4 additional villas scattered around the island.
Housing a total of 34 guests in total comfort and looked after by a personal staff of over 60 european trained butlers, chefs, service and managerial staff. The island is the world;s  rst and only Malddivian Private Island residence.
The single residence will appeal to charter clients from the Middle East, Russia, Europe, the US and Asia. There will be a combination of small intimate spaces and grand entertaining triple heighted areas.
With a proposed turn-kry completion cost of US$ 230 million, the residence is expected to achieve an average weekly charter rate of between €2.5 rising to €3.5m over Christmas and New Year - giving an average annual return on investment of upwards of 25%.
