LEASING SERVICES Leasing Strategy (continued) Unique Selling Points The key to securing tenants at premium rentals will be achieved through the effective communication of our unique selling points, USP’s. 1. Desirable location for the professional operator 2. Profile, position and status 3. Boutique whole/multi floor/single floors with large balconies and views. Critical to the success of this exciting newly refurbished building is a targeted and controlled message to the market. Our strategy supports starting the campaign upon approval of the works program and marketing collateral. Once this collateral is in hand, we focus on the three stages toward successful leasing of this building. Our three core stages are as follows. • Stage 1: Targeting of whole building tenants who value signage rights and connectivity via the existing internal stairs. • Stage 2: Targeting of multi floor tenants who value the internal stairs • Stage 3: Targeting of single floor tenants who value boutique whole floor attributes in a prime location. Adopting a three-stage approach ensures each stage will run from one to the next synchronously as a function of timing relative to the expected project completion in addition to the lead times of target tenants. Stage 1: The targeting of tenants seeking exposure and control over the whole building who may value signage opportunities. Although the most unlikely of scenarios we do not discount the possibility of a whole building tenant to lease the entire 3,500sqm across 12 floors. Important to note there is a limited pool of tenants in Stage 1 due to floor plate size. We envisage most traction with target tenants coming from Stage 2 and Stage 3. To maximize success for Stage 1 we leverage the internal stairs to our advantage in order to overcome the small floor plates that are typically deemed a negative for tenants within this size range. The attraction of location, signage, internal stairs and lobby ownership holds great appeal and will be leveraged accordingly to overcome the small floor plate negatives tenants of this size will need to overcome. Critical to the success of Stage 1 is the marketing collateral namely floor plans and imagery of the completed product. Stage 2: The targeting of multi floor tenants leveraging the existing internal stairs. We believe tenants will consider smaller floor plates due to the internal stairs in place. This strategy targets tenants seeking 500 to 700sqm or larger. Tenants who are likely to not have considered multiple floors due to their size.
