Visionnaire was retained by a lead- ing property developer to under- take a feasibility study to assess the development potential of a prominent 1.9km2 site in the hills of the Beykoz district on the Ana- tolian side of Istanbul.
Visionnaire was appointed to complete a preliminary feasibility study including site assessment, strategic planning, market analy- sis, zoning analysis, positioning appraisal, programming, and concept definition for the devel- opment of the site. These were synthesised into a detailed master- plan which ensured the develop- ment targets were achievable with- in the fixed parameters of the site.
The strategy proposed a highly sustainable, low density residen- tial community. Visionnaire’s approach proposed the preser- vation of the site’s ecology, and recognised its importance to the differentiation, positioning and value of the real estate product.
