        The decline on the market is expected due to the coronavirus crisis and the restrictions on construction in April-May. As reported by ​bne IntelliNews​, Russian e-commerce operators​ have been driving warehouse demand, with online businesses accounting for circa 25% of warehouse space leases in 2019. In Russian regions, the completions of warehouses are expected to remain flat year on year at 0.5mn square meters. But the decline in Moscow could reach 30% to 0.7mn sqm, bringing the total completion in 2020 to 1.35mn sqm, down by 25%.
At the same time the occupancy rate of warehouse and storage facilities in Moscow improved, declining by 0.5 percentage points year to date to 2.2%, while in the regions it increased by 0.7 percentage points to 5.6%. JLL also estimates that the warehouse market in the Moscow region will decline from 1.1mn sqm in 2019 to 0.8mn-0.85mn in 2020, expecting a rebound in 2021.
