Ivan - unless your client pays the requested monies as outlined on the statement sent now three times, Management will advise your existing tenant(s) to cease paying the rent as the Water Tank needs replacing as it could be contaminated.
Failing receipt of your client's requested £4110.87 funds which includes the, admittedly voluntary (so not necessitating a 3 - 4 month Section 20- delay), contributions towards a new safe replacement tank this week and next, and communal tv sky+hd set-up, your tenant has to be advised of the possible health risk.
The communal tv sky+hd install (and again voluntary contribution) is to remove all redundant cabling from the elevations including any existing tv reception aerials on the roof save for those having previous Management or freeholder's permission. There is none existing for Flat 1 and consequently any connection into Flat 1 will be terminated.
All other lessees are in agreement to proceed as quickly as possible but all various outstanding monies, arrears and voluntary payments for tank and communal tv must be pre- paid.
I need not remind you why, being as you are, a property management agent yourself.
Let me know please, by return or your tenant will be advised of the possible seriousness of the situation re cold water supply to bathroom. I would imagine they will then withhold their rental. I certainly would as indeed most probably, you too!
