This reply to the anticipated outrage from some quarters regarding the new finished internal decor at Mitre House is prepared well in advance (15th August 2014 to be precise) as the facts speak for themselves.
The finished result is as promised, stunning in every respect, and contrary to some opinions made previously over the past 30 odd months by some lessees has been perpetrated in the correct style, type and period for a 1917 building with some original lovely art deco artefacts now fully restored to their former glory.
I refer in particular to the Crittall Windows, the partition doors/windows on each landing and in some respects (re colour), the lift and surrounds. Those lessees with any knowledge of the style of the period will no doubt now fully appreciate the hidden beauties that lurked behind almost a century of paint and dirt, let alone the vandalism perpetrated by previous Agents during previous supposed improvements, renovations and internal maintenance.
I can assure those few non-resident lessees who wished for a different look, and indeed were led to believe their preferences (**SEE NOTES BELOW) were to be adopted, that your proposals were made with little or no thought for and in obvious total ignorance of the problems to solve within the interior of Mitre House, where Mitre House is located and most importantly the correct style and period of the building.
Management thankfully did and have addressed all those points described above in detail and you have present management to thank for restoring the interior of Mitre House back to its original unique style for the benefit of all lessees, both resident and non-resident including sub-tenants and I can assure you 1000%. for the ease of which sales and lettings Agents will market your properties in the near future.
As for some of the drivel and negative comment from certain lessees as to Management's supposed cavalier attitude regarding the value and appreciation of properties, I suggest £1,000,000 for a one bedroom flat at Mitre House does somewhat negate your totally misguided and again ignorant comments.
I purchased my Flat 7 in 1985 for £39,500 so am quite content with the valuations today!
The new look Mitre House will most likely add a few thousand onto annually increasing sale prices (at least until the crash when ISIS members return home) and I'm pretty certain will make sub-letting prices in excess of £700 per week a foregone conclusion - presupposing your own interiors can match the individuality, style and splendour of the common parts! And, as has been pointed out previously, the state and condition of most personal front doors is an absolute disgrace as is the original 100 year old unloved door furniture including personal mats.
I repeat, a disgrace, and some of those same disgraceful lessees have had the cheek to complain of management's mismanagement of both the common parts, the running and maintenance of the place and now the choice of decor. Those lessees with unloved front doors are the only blight re: the new interior and Management will be insisting they be made to comply with decent new brass furniture which Management will be only too pleased to arrange and fit at nominal cost, charged to owner.
As regards what I agree was a totally mischievous deceit, (and it is only me to blame as the decision was mine), over the intended decor proposals and my again, mischievous agreement to those proposals, it's simple.
You can lead a horse to water, but you can't make it drink. It was easier and more convenient given the pressures experienced and the personal animosities encountered over the entire process for nearly three years to simply agree to the proposals from certain lessees rather than continue the argy-bargy incessantly.
Management have simply instigated the same design proposals for the interior almost exactly as proposed on 1st January 2012 well prior to the various mischiefs, changes of mind and non-sensical, ill-informed and misguided proposals subsequently from a supposed majority of non-resident, non participating, non-caring, unknowledgeable and in many cases, from lessees in serious breach of their lease obligations which totally negates any valid comment anyway.
So, to those same lessees intent on continuing their vitriol towards Management for whatever nefarious reasons, I would respectfully remind them once again of what has been achieved in the three years since we took charge, over and above the recent exemplary project management, design and maintenance during the works at Mitre House.
The facts and figures are simply staggeringly good and almost unbelievable, namely:
1_Management have made savings per lessee of £2800 OFF the Quarterly Demands over the 3 years 2_That's equivalent to £2.55 a day per lessee over the 3 years or £77.77 per month
3_Refunds of Service Charge surpluses to date have totalled £960 each lessee
4_Present Management Fees total £1.31 per lessee per day over the 3 years from 1 Jan 2012
