Thank you for your email regarding calling an EGM.
I suggest we finalise some important, and very relevant to your Agenda, outstanding points and items before this meeting is even considered appropriate or confirmed.
As regards your (red) email of 21 November (answers to which are supplied below in some detail, and all points and answers from you to queries raised are required before Management's Spreadsheet can be finalised for fair discussion as all are very relevant to your EGM Agenda).
It would also be appreciated if I were ever in receipt of a reply to my email answers to your's and Flat 9's recent frequent queries, as my answers do satisfactorily refute most if not all concerns. Failing which, I'll simply refrain from answering if common courtesies are not followed.
You have also made no further comment to my reply as to why the £285 expenses, due from you personally, are not the concern of the Service Charge.
Firstly some clarification is required as regards the WADE quote so I can properly finalise your requested Spreadsheet of Management's various independent quotes received to date.
On receipt of these clarifications I will send you the final Management Spreadsheet by return as opposed to the one prepared to date which has some WADE/works costs, missing.
a_ (Marble Restoration Section) - Kickplates, Handles & Finger Plates - does cost include the brass floor plates (8) under each of the internal double doors. Management's quote does include.
b_ (General Items) - Brass Tenant door furniture - does cost include fitting. Management's quote does include fitting, along with simply removing and re-coating staircase handrail, but not with a new brass one.
c_(Electrics) - Lights - does cost include cost of ALL new Brass Lantern lighting fitments (Hallway (4), landings (6), plus external fitments for fire escape (4), fire route (2) additional emergency lighting - all with auto sensors - I appreciate Staircase Emergency Lights are
included in that cost. Management's quote does include all required and listed Light Fitments
