4.1.1 Objectives
The development aims to respond to the specific constraints and opportunities associated with the site and to deliver a scheme of the highest quality which is fully integrated into the surrounding context. A series of key objectives have informed the design throughout the development and consultation process, including:
• Integration into a site and surrounding context with sensitive heritage assets
• Achieve aspirations set out in the St John’s Strategic Regeneration Framework
• Establishing a sense of place and a distinctive destination to enhance the wider masterplan
• Delivery of a quantum and mix of accommodation to secure viable redevelopment of the site
• Establish appropriate relationship with surrounding and neighbouring buildings of St John’s
• Ensure that the development makes a valuable contribution to the area
• To create a high quality development resulting in an exemplar of architectural design
• To provide an appropriate portion of units tailored to suit families in size and layout
• Retention of the Hydraulic Accumulator Tower and other elements of recognised historic fabric.
4.1.2 Overview
The Village Phase 1 is a city centre residential neighbourhood, part of the St John’s masterplan and encompasses a tight knit grain of pedestrian routes, connections and spaces between buildings which are in turn composed as a series of layered uses anchored into the wider masterplan by a strong public realm strategy.
