TAX CREDIT HOUSING
OPG established a solid revenue model utilizing the Federal Low- Income Housing tax credit program, (Section 42 of the IRS Tax Code). Since 2011, the Company has expanded its pursuit of tax credits across 7 States and continues to experience success acquiring these highly competitive credits. OPG has stabilized over 1,000 low-income units throughout 26 affordable housing communities since 2004.
OPG has won multiple awards and has been recognized nationally for achievements in affordable housing.

MARKET RATE
The multifamily sector has seen tremendous growth since the recession in 2008. The term “renter- by-choice” is a well-understood term at OPG. The Company’s continued pursuit of tax credits in underserved communities has provided several market rate opportunities that often get overlooked. As the landscape continues to change, OPG will adjust its’ approach accordingly to suit the needs of the market.
Nearly 40% of OPG’s portfolio consists of market rate developments.
SENIOR LIVING
It’s no secret that there is a gigantic tidal wave of seniors on their way to Independent Living, (aka “The Silver Tsunami”). OPG’s has 10 years of development experience with independent living communities and in 2014 unveiled plans for a “boutique senior living” concept that will be a unique niche opportunity in a variety of affluent markets. The first such development will be outside the company’s front door in Leawood.
OPG has developed 5 Independent Living projects in Kansas and Missouri.
