Staging Appointment
We help you create a “Pack, Purge, and Pass-On” plan as we get your home ready for the professional photo shoot.
Photo Day
On photo day, a professional photographer will take high-quality photos that will highlight the best attributes of your home to be used across all marketing platforms for maximum exposure.
Listing Day
This is the day your home gets listed and is exposed online to the public the first time. Before this day, we ensure that your home is ready to be shown and that the extensive marketing plan is in place.
Showings
Our high-powered marketing plan will maximize exposure of your home and attract potential buyers by way of safely conducted Open Houses, Broker Opens, In-Person, and Virtual Showings.
Negotiations
Once we secure a buyer, we work with you to negotiate a deal to sell your home quickly, for the best price and terms, with the least amount of hassle.
Inspection Period
Once an agreement is negotiated, the buyer typically has 10 days to inspect your home and request repairs of items noted by the home inspector. Sometimes repair requests can be overwhelming. Other times a buyer will request a credit for the repairs. We will assist you in navigating this process and negotiating a deal that works best for you.
A lender-financed purchase requires an appraisal of your home at the buyer’s expense. If your home appraises for at least the purchase price, then the sale process continues unabated. If the home does not appraise for at least the agreed purchase price, then the buyer has an opportunity to cancel the contract or negotiate different terms. Either way, we will be by your side to determine the best course of action for you.
Close of Escrow
Once financing has been approved, all repairs have been made after inspections, and all contingencies have been met, the deal will close. Throughout the escrow process, we will coordinate with the title company, lenders, buyers, and vendors to get your home sold and get you on your way to your next great adventure!
