        6000 Connection | Irving, Texas





        Nokia took occupancy of 6000 Connection Drive in 1998/1999, and by 2002 had 100% occupancy of 6000, 6011, 6021 and 6031
        Connection Drive — creating Nokia’s Americas Headquarters campus. By 2000/2001, Nokia’s growth required changes at 6000
        Connection Drive, specifically more R&D/Lab space. To create new lab space, some headcount was relocated from 6000 to 6011
        and 6031.

        Capital Projects Managed
        •  2003: 1W North office space was converted from office to software lab.
        •  2005: 2C North office space was converted from office to hardware lab.
        •  2006: 3E North office space was conversion from office to hardware lab and chambers.
        •  During the 2C and 3E projects, a 250-ton chiller was added to the top of the parking garage to max out chilled water piping
          capacity in the building. At this point existing HVAC tonnage was exhausted.  The water pipe sizing could not handle any
          further additional CRAC Units.

        In 2010, Nokia decided to close its Boca Raton global services lab and relocate that function to 6000 Connection. This required
        another large office space to be converted to lab space in 1W South. Because the chilled water was exhausted and all of the
        electrical and mechanical service was in the East Pod, significant infrastructure was added to the west side of the building.

        Capital Projects Managed
        •  New electrical and mechanical distribution closet was built in the 1W basement to house all of the new services.
        •  New 3Megawatt Oncor electrical service was added with futures for a third.
        •  New switch gear was added to the basement electrical closet to accommodate the new lab loads.
        •  New 800KVA UPS was added.
        •  New 2400v DC Rectifier was added.
        •  New 260-ton chiller with pad and enclosure was added on the south side exterior of the building with futures.
        •  New 1500Kw generator and enclosure were added to the west side exterior of the building.

        In 2010 Nokia acquired Motorola Networks and shortly thereafter went into business with Siemens Networks, creating a wholly
        owned subsidiary,  Nokia Siemens Networks. This required a rebranding of  6000 Connection in 2012, and a complete refresh
        and rebrand of the building office space was done (new paint, carpet, lighting, FF&E, conference center, cafeteria).

        In 2014 an office acquired from Motorola Networks in Fort Worth (Eagle Parkway) was closed and the lab segments Nokia chose
        to keep were moved to 6000 Connection. Eight labs in the building were consolidated to accommodate for labs relocating from
        Eagle Parkway. At this time, another 250-ton chiller was added to the south exterior enclosure, and a modular pad was set up to
        increase DX condenser needs in 10-ton increments where water pipe length would not allow.

        In 2017, Conley Group completed an assessment of the building.

        There have been many other small projects and reconfigurations throughout the years, but these major changes have created the
        building as it sits today. Given the age and constant use of the building, it is in  good shape. The core and shell need some repairs
        to ensure the longevity of the asset, which are listed below.
        •  Window seals
        •  Roof asphalt membrane needs cracks sealed with aluminum coating
        •  Roof flashings and curbs need repair
        •  Building exterior joint seals need repair
        •  Windows gaskets need repair
        •  Foundation wall water proofing needs repair in a couple of areas on the building and garage
