FEES
Based on our understanding of the project and scope of services proposed for capital improvement projects we have
structured our services in the following categories:
I. Asset Enhancement and Major Capital Projects
Typical projects include building additions, garage expansions, and structural building façade restoration; mechanical
and electrical system upgrades/replacements; roof replacements; and major landlord-build tenant improvements.

II. Tenant Build / Landlord Oversight Tenant Improvement Projects
Typical project value of less than or equal to $200,000 Fees vary depending on the size, scope and spend of the project.
Typical projects include: minor interior remodels, landscape and signage upgrades; and interior finish upgrades to
restrooms or other common spaces.
Tenant Fit-Out Fee %
Tenant build-to-suit 4%
Turnkey based on building standard 3.5%
III. Project Advisory Services and Lease Support
• Master Plan pricing
• On-going deferred maintenance
• Work-letter reviews
• Ground-floor commercial space advisory
• Organize and lead design charrettes for design of project
• Capital Plan preparation
Monthly retainer for first 3-6 Months or as required.
• Lease support and work-letter negotiations included
• Deals priced and test fit but no deal is formalized
• Deals priced but value engineering and additional scope definition or investigations are needed up front
• Deals requiring out of phase work multiple step process of excessive changes
• Includes Project Management fees only, fee does not include design-assist services or tenant build-to-suit
• Typically for ad-hoc services (Schedules, budgets, etc) and small projects
REIMBURSABLE EXPENSES
In addition to the project fee, reimbursable expenses will be billed at actual cost, and will include, but are not limited to,
the following expenses: reproduction of drawings, messenger service, overnight delivery, local and out-of-town travel.
