Case Statement



Our Goal

After a successful campaign, the rebuilt Phi Delt House at USC was dedicated in 2009. Since that time Cal Delta has
fourished on campus. It is one of the largest fraternities with membership consistently at or above 100 men. Numerous
members boast excellence in grades and campus involvement.

The successful reconstruction of the house, after a devastating fre, required a combination of money raised and
money borrowed. The money borrowed came from two sources, a frst trust deed with City National Bank and a
signifcant loan from the University. Each year since the dedication, the chapter flled the house with 38 men living in.
Cash fows from operations were supplemented by campaign pledge payments from the original campaign. The cash
fow from those generous campaign pledge commitments is ending as the pledges are paid off.

The board is mindful that cash fow from rent and operations is not adequate to service the existing debt along with
the house’s other operational expenses. Further the board is in agreement with the broad consensus of discomfort
with the University holding a substantial mortgage over our heads on the property. To successfully put the house on a
sustainable fnancial path, we need to raise $500,000. All funds raised from your pledges will go into a separate bank
account and be applied exclusively to debt reduction. This requirement is documented in loan covenants with our
lenders.

Our History

California Delta was founded at USC in 1948. It has long been a symbol of strength for Phi Delta Theta on the West
Coast. A short, troubled period in the early 2000s saw the chapter temporarily closed, but a strong founding class in
2005 renewed its track of greatness. Cal Delta is now a well-recognized chapter of 100 + members and the model for
future Phi Delta Theta chapters around the United States.


Since being re-founded, Cal Delta sought to succeed in all aspects of Greek life on campus. Whether participating
in events with every sorority on campus, traveling for brotherhood events, or raising over $10,000 each year for Lou
Gehrig’s disease research, our young members are fully-engaged.

This campaign is an opportunity to ensure a strong future for Cal Delta. The success of this project will take the support
and dedication of each of our brothers. Make no mistake—we cannot do it without you. We need each brother to make
the best pledge he is able. We ask that you remember how USC Phi Delt impacted your life, and that by participating
in the Securing Our Future campaign, you will step up to ensure our future brothers will have the opportunity for this
great organization to make an impact in their lives.
