TENURE
A Management Company has been established that will maintain the development ensuring residents and visitors can enjoy the surroundings and ambience created for years to come.
Each home will come with a 999 Year Lease (commonly known as a Virtual Freehold), with an annual Ground Rent of £500. The Management Company will take care of the grounds, maintenance and communal facilities allowing you to relax and truly appreciate your new home.
The estimated annual cost of this is £15,000 per home, per annum, paid half yearly in advance.
RESERVATION PROCEDURE
Once you have selected which home to buy and terms have been agreed, a £25,000 reservation fee is required to secure the property. This will be deducted from the 10% deposit required on exchange of contracts.
If you decide not to proceed once the contract paperwork has been issued to your solicitor, 50% of the reservation fee will be returned and 50% will be retained to cover abortive costs.
BESPOKE SERVICES
For a limited period, each home can be personalised to your exact requirements. Room layouts and specifications can be altered to suit individual lifestyles, subject to the stage of construction.
Working with Alexander James Interiors, we can offer a unique ‘fully furnished’ turn-key home that will provide every item needed to enable you to arrive with just your suitcase.
In addition, we can offer a fully managed service for individual homes via a local ‘Private Office’ who can manage house maintenance, regular visits to prepare for your arrival, household duties, changeover and catering facilities as and when required.
