     DEAL STRUCTURE ASSUMPTIONS

∙ 3 Five-year Extensions
∙ 5% Escalation every 5 years
∙ NNN Structure with Landlord Responsible for replacement of roof and structure
∙ Lease constant based on anticipated 6.0% disposition capitalization rate
∙ Tap fees and impact fees based on local rates
∙ Property taxes calculated using local rate
∙ All budgetary numbers are conceptual and will be confirmed on a per project basis
∙ Build to Suit development fee: 4% of total project cost
∙ All rent to be based on a 7.5% cap rate
