Meet & Tour Your Home
Ideally in your home, our office, or completed virtually for a productive working environment. Please be prepared with the questionnaires from our packet so that we can jump right in! This meeting, if it includes touring your home, should take between 30-60 minutes. If our first meeting is in the office, then we’ll need to set up a second meeting at your home. You’ll give us the tour and tell us the pros/cons from your perspective. It is extremely helpful for marketing if you share things that you love about the house. Once we’ve toured your home, we can get to work on developing a strategy.
Strategy Presentation Pricing Strategy
When preparing a market analysis we take into account all of the inventory that we feel is comparable to your home. Typically this will include recent Active, Pending and Sold homes in your neighborhood. We also gather information from the title company so that we don’t miss any off market sales. If you have done some research on your own, please be prepared with it, we’d love to see it! It is essential that we tour your home before we give you a price opin- ion. We will bring research with us to the first appointment, but it may be necessary to tweak the pricing after we’ve toured your home.
Merchandising Strategy
Think about why Nordstrom can charge $30 for a t-shirt that is $10 at any other department store. That’s merchandising creating a feeling and an experience. This is the secret to getting you top dollar for your home. We’ll create a merchandising plan together and then delegate responsibilities.
Marketing Strategy
We will come prepared with a customized marketing plan for your home. During the meeting we will work together to create your buyer profile. This will help us create marketing materials that will target the segment of potential buyers most likely to purchase your home.
Answer Questions and Discuss Expectations
This is the perfect time to get it all on the table, as they say. It is important to us that we create an open and honest working relationship. We strive to meet and exceed your expectations during every step of this process in order for you to be both extremely happy, and so you’ll feel comfortable recommending us to your friends and family. The only way for us to do this is to know what your expectations are.
Determine If We Have A Mutual Basis For Doing Business Together
Once all questions are answered and expectations are discussed we should feel comfortable making a commitment to do business together. At this point contracts will be read and signed and we’ll get to work!
