ADDITIONAL COMMENTS
In 1996, the acquisition of the Nicholas LaCour House, one of the oldest surviving buildings in the Mississippi Valley brought it to its current resting place. The restored two-room home, which dates to around the early to mid-1700s has been restored to its former glory. Along side the main home is a detached full modern kitchen and bath that while modern construction was built in similar fashion to match the original structure. Both builds are equipped with electricity, running water and central air and heat.
This house was modernized to include central air and heat as well as indoor plumbing and electricity but has maintained its historical integretity. Based on the Appraiser’s research of historical home sales and listing in the surrounding market areas it appears to be the more historically preserved the home the more valuable it is. Appraiser realizes this is not your typical assignment and this report does not fit and conform to typical guidelines. Adjustments’ on lot size vary greatly based on their location and value not just their size. Appraiser is aware that typical guidelines have been exceed but this is not unusual and it is to be expected in a report of this nature as it is quite complex
