BUILDING AND GROUNDS

• Excitement has been building in 2024! The Alden Kindred of America celebrated its future Center
for Living History with a groundbreaking ceremony at the 123rd Alden Kindred reunion on August 5,
2023. Come check out the progress on the construction of the new Center for Living History!

• Alden House: our primary purpose is the stewardship of the National Historic Landmark, the Alden
House Historic Site. This past year:

❍ Evaluation of the chimney and the bulging in wall. $4700 spent on chimney repairs in FY 2024;
$3000 grant from Felicia Fund helped fund this work. We have estimated $4000 for 2025 with
$5000 funding from Americana Corner grant to cover.
❍ We have budgeted $4400 in 2025 for the entrance deck with a $1500 Grant from 1772
Foundation to help cover cost.

• Rental Properties
❍ Cottage
■ Current Lease 12/1/23-12/31/24

■ $1300/month
■ Tenant is also Property Caretaker and is paid $1100/month.
■ Repairs Fall 2023
• New stove, interior painted, front landing stairs repaired, back landing rebuilt, leak
around chimney repaired, ceiling and trim repaired/replaced around chimney, septic
inspected/pumped, pest remediation. Air ducts cleaned, resolved electrical issue and a
new smoke detector installed. Repair costs $13,985
❍ 97 Alden
■ Current lease 5/1/2024 - 4/30/2025

■ $2700/month
■ Repairs Spring 2024
• New bathroom floor, kitchen ceiling joints replaced, interior painted, bedroom window
replaced.
■ Exterior repairs out to bid currently.

❍ 97 Alden (Rear Cottage)
■ Current lease 30-day notice, will review Fall 2024
■ $1600/month

■ Property to be evaluated Fall 2024 to determine what
maintenance, if any, needs to be completed.
